03Why Power-First
AI infrastructure is constrained by power, not servers.
We start with electrons. Every project begins from a credible path to power, and the balance of the development plan is built around it.
Time-to-power is the binding constraint
AI data-center demand is growing faster than traditional utility infrastructure can deliver new capacity. Interconnection queues, transmission upgrades, and equipment lead times increasingly set the schedule.
Dedicated generation changes the sequence
Behind-the-meter and dedicated generation can potentially reduce time-to-power and enable development in markets where grid capacity is constrained, rather than waiting on network reinforcement.
Power availability defines the map
Sites are evaluated first on credible paths to firm electrical capacity. Land, fiber, permitting, and demand are then assessed against that constraint — not the other way around.
Development outcomes, schedules, permitting, and interconnection results are subject to regulatory, commercial, and construction risk. Nothing here should be read as a commitment to a specific timeline or outcome.
